Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

6-12 months

What does it cost to move in?

$0 security deposit OAC if you reserve your place 24hrs within contacting the office, $199 non refundable admin fee which will also be used to reserve your new home until you move in!

Are utilities included in the cost?

Utilities are paid separate

What's your pet policy?

We are a pet friendly community. Call the office for more details.

What is your guest policy?

Tenants are responsible for their guests. Guests staying more than 14 days in a year, are required to be on the lease.

Do you require apartment renters insurance?

Yes, renters insurance is required before move in.

How do I pay the rent?

Money order, Cashiers check or online resident portal.

How are repairs taken care of, especially in an emergency?

We have an onsite management/maintenance team that will address be available to take maintenance requests and immediately address emergency maintenance issues.

Is there public transportation nearby?

The Draper Front Runner station is located 2.4 miles away from our location, and the Draper Town Center Station TRAX system is located 2.7 miles away.

How often does rent go up? By how much?

Rent could potentially be increased annually. The longer lease terms you sign, the slower your monthly rate increases compared to shorter lease contracts.

What is the parking situation?

We have first come first serve free exterior surface lot parking available. For our residents we have a 2 level parking garage available *pass required to enter, which will also be on a first come first serve basis.

Are there plans to update the building?

The building is BRAND NEW and built in 2021.

Is there a penalty for breaking my lease?
